A New Opportunity for Growth

York Housing Association is pleased to announce that we have begun discussions to join newly-established Northern landlord, Karbon Homes.


Karbon Homes was established in April 2017 following an amalgamation with three organisations to create one large housing association.  Karbon Homes is one of the largest housing associations in the North East with an annual turnover of £115m and owns and manages around 24,000 homes.


We are discussing the possibility of joining Karbon Homes as a ‘wholly owned subsidiary' in other words, we will remain independent and will continue to deliver local services from our offices here in York and retain the strong brand and identity of YHA.


We believe this potential arrangement is a very good strategic fit and originates from our shared desire to create a financially strong, more flexible, efficient and resilient organisation.  It will enable both organisations to meet their respective strategic goals while delivering better value for money and enabling more investment in building new homes.


Being part of a larger organisation will protect and enhance the services we offer at a time when the housing sector is under pressure from welfare reforms and government cuts.  Working together with Karbon Homes will mean we will have access to a wider range of services and will be better placed to raise issues that concern or affect our tenants with local and national government. It will also provide more opportunities to build new properties, creating additional much needed homes for local households.


Talks are still at a relatively early stage and a number of key milestones have to be reached including Heads of Terms and the Business Case being approved by the respective Boards. However, if all goes to plan, we will legally become a member of Karbon Homes in December 2017 with a ‘go live' date in April 2018.


This is a very exciting opportunity and it is clear from our initial discussions that we are both like-minded organisations with a great deal in common and many complementary strengths.


We will be consulting with all tenants and our various stakeholders to give them an opportunity to ask any questions or raise concerns they may have.  The six-week consultation period will start mid August. Full details about our proposal will be included in the consultation document.

TPAS Conference Feedback

Harry Worthington, one of our Tenant Scrutiny Panel members recalls the TPAS conference.


"I attended the 2016 TPAS (Tenant Participation Advisory Service) Conference on Tuesday 12 July.  I was made most welcome by the TPAS staff.  Once registered, the day began with the welcoming meeting presented by Jenny Osbourne, TPAS Chief Executive. Then Diane Bellinger, Chief Executive, Community Gateway Association gave us an inspiring address on tenant and community engagement. We were able to download all the tuition slides which made it easier to share and record. On the second day we were introduced to the Housing Ombudsman who took us through the complaints procedures and showed that over time they had decreased and resolving the complaints increased".


"I was invited to attend the annual general meeting for TPAS, it was mainly previous meetings minutes, financial reporting and the address of the newly elected Board chairman.  On Tuesday night we had a sit down meal followed by a 70's quiz, and 70's themed fancy dress disco. It was right up my street, I lived through that era and it gave me a huge memory boost"!


"I believe it would be greatly beneficial to all office staff at YHA to see tenants from all over the country and how hard they work, putting the projects together and to listen to the knowledge that is out there also to see another view of their (Officers) roles. I enlarged my new friend networking list and had a great time".

Tenant Satisfaction Survey the results are in!

Thank you to all of our tenants who took the time to fill in the Tenant Satisfaction Survey questionnaire at the end of last year.  We are really pleased with the results because they show that overall tenants are happy with YHA as their landlord.  However, there is always room for improvement and we are doing some further work to address the areas where tenants felt less satisfied with our services - more detail on this will be provided in the next Tenant Newsletter.  The table below shows the headline figures from the survey and you can follow the link to the full report.

24-hour care for tenants

Auden House tenants will now get round the clock care.  City of York Council and York Housing Association which owns and manages Auden House have launched 24-hour care, seven days a week, to help look after tenants in their 41 assisted living homes at Auden House.

Jubilee Court is unveiled!

Residents joined the Rt Hon Lord Mayor of York, staff, Board members and the City of York Councils housing team to mark the opening of Jubilee Court, Elvington.


After the official ribbon cutting, tenants enjoyed an ice-cream in the sunshine whilst the younsters headed for the bouncy castle to celebrate the opening.

We have appointed Michael Newbury, director at the National Audit Office, as non-executive chairman of audit with responsibilities for overseeing the association's finances.

Hugh Bayley, MP visits the Scarcroft Project

Teenagers from our Scarcroft Project met with MP, Hugh Bayley on Friday 15 February 2013.  

The Scarcroft Project offers supported accommodation for nine people aged between 16 and 19, as well as helping a further 12 teenagers who are homeless or who are at risk of becoming homeless.

VIP visitors at Auden House

We were delighted to welcome two VIP visitors to Auden House recently.

Robert Napier, Chair of the Homes and Communities Agency (pictured above) was accompanied on 21 June by HCA and CoYC officers, as well as Councillor Tracey Simpson Laing, cabinet member for housing in York.  He was able to meet with some of the residents and was shown round the scheme.

Alison Seabeck MP, Shadow Minister for Housing visited the scheme on 27 July.

The Tenants Services Authority's pink camper van has now been transformed into a ‘Comments Campervan' for organisations to use to get out and about to talk to their tenants.  The Campervan has been fitted out with comfortable seats and recording equipment so that tenants can sit in comfortable surroundings and record their suggestions on how their landlord could provide them with a better service.
